On the owner side, we represent the owners of many of New York City’s premier office buildings, negotiating leases for spaces of all sizes, from small offices for startups to headquarters for major corporations. We offer broad representation to suit the complex needs of property owners, including drafting and negotiating agreements for a wide range of office amenities (such as gyms, food halls, and event spaces), flexible co-working arrangements, integration of multi-use spaces, and other facilities and services that support the operation of our clients’ buildings. We also work with our owner clients to ensure that they are able to meet the needs of their respective tenants with a broad range of agreements addressing complex buildouts, office sharing, outdoor installations and any other issues that may arise over the course of a long-term leasing relationship.
On the tenant side, we represent international, national, regional and local tenants looking to lease office space in a variety of buildings throughout New York City and the United States. We understand the differing needs of various tenants and how best to work with owners of these different buildings to achieve an expeditious and mutually beneficial lease for any size tenant. Many of our tenant side clients engage us at the earliest stages of the deal, allowing us to assist in negotiating letters of intent. Our representation of certain tenants on a portfolio-wide basis enables us to ensure that all leases meet specific minimum standards. In addition, the fact that our firm represents both owners and tenants gives us a birds-eye view of the leasing market and the ability to give our clients advice as to what we see as current market conditions.
